The association of co-owners of multi-apartment buildings (OSBB) "Blue House-43" in Lutsk carried out thermal modernization of its 40-year-old building under the state program "Energodim" and received energy savings of about 50% and significantly lower heating bills.
The Energy Efficiency Fund told about the successful experience of residents.
Olena Zavedeeva, head of the board of the condominium association, says that the decision to become participants in this program was not made by the co-owners immediately. They held general meetings several times.
"They were opposed, first of all, by those who made a patchwork insulation of their apartments, they did not give consent to remove this insulation, although there was mold in these apartments and people did not understand that these were the consequences of their pseudo-insulation. Although not the first time, we still collected the required number of votes at the general meeting," she recalls the difficulties at the first stage.
But he adds that in the end everyone is satisfied – even those who were categorically against it at the beginning.
According to the "Energodim" program, almost all possible work was performed in "Blue House-43", even the heating devices in the apartments were replaced.
"As a result, we managed to reduce the consumption of energy resources by even more than 50%. Last winter, the maximum payment for heat was about UAH 1,200 for a three-room apartment," says Olena Zavedeeva about her experience in her home.
According to the project within the framework of the "Energodim" program, a whole complex of works was carried out in this condominium:
- an individual heating unit (ITP) was installed;
- replaced and insulated pipelines of the internal heating system, hot water supply in unheated rooms;
- carried out hydraulic balancing of the heating system by installing automatic (balancing) valves;
- performed a complex of works on thermal insulation and arrangement of external walls, heated and unheated attics (technical floors) and roofs;
- external doors were replaced and vestibules of the external entrance were arranged;
- replaced the window and balcony door units in the building's common areas (places) and apartments;
- existing balconies and loggias were insulated and glazed;
- replaced and insulated heating system pipelines and water heating system devices in apartments;
- installed automatic air temperature regulators in the premises on the heating devices of the water heating system in the apartments and in the premises (places) of common use of the building.
The main indicators of the "Blue House-43" condominium project:
- The total cost is UAH 23.3 million, of which UAH 16.3 million is a grant.
- Own contribution of the co-owners of the building — UAH 7.0 million.
- The cost of work for one apartment (area — 60 m²) is UAH 45.8 thousand, or UAH 763.2/m² of heated area.
Savings after completed works:
- Energy saving ≈ 50%.
- Annual cost savings for the heating needs of the entire house (according to the difference in energy certificates) — UAH 482.3 thousand.
- The average annual cost savings for the heating needs of one apartment (area — 60 m²) is UAH 3.16 thousand, or UAH 52.7/m².
Olena Zavedeeva advised everyone who is still hesitating whether or not to join the "Energodim" program – "to cast aside all doubts, do not be afraid of difficulties and modernize your home – the result is worth it."
As a reminder, the "Energodim" program is financed by the state budget of Ukraine, and also has financial support from the EU and the German government.
